Cession explained
Many stands in Zimbabwe are allocated by a local authority rather than held under title. When the holder sells, their rights are transferred to the buyer through a cession that the council must approve and record.
Common risks
Double allocation of the same stand, cessions that were never approved by council, outstanding rates or charges, and buildings put up without approved plans.
Documents to ask for
- The cession agreement.
- A council statement or other supporting records.
- The site plan, stand number and location.
- For built-up properties: approved building plans and a Certificate of Occupation, where applicable.
How we help
A council cession verification checks the allocation and the validity of the cession against available council records, and flags any documents that are missing.
